Question to Enemy Resistance/Immunity

Hey everybody:)
I have been playing Median XL for al long while and after a break of about a year i have returned to it and restarted my two favorite classes: Paladin and Druid
I play my Druid as Treewarden and was thrilled to find out that Wildfire actually has a nice attack-animation and high attackspeed now. But i soon found out that it really lacks attackpower against immunity against fire and i searched for ways to deal with that. I found one: Mythal.
Mythal (a skill from the Druids Poison-Caster-Skilltree) reduces all enemy resistances by 40% if the enemies are insight Mythals area of effect. Thats the description. But what it also does to normal Enemies and normal bosses: It removes immunities. But thats not in the description and i am a bit confused now because all the -x to enemy xy-resistance effects that one can put on his/her equipment don,t do anything against immunities and therefore seem to be completely useless since you already deal a lot of dam against mobs who aren,t immune to begin with (which makes it pointless to reduce there resistances even further). Can anyone anyone explain this to me?

Skills that reduce resistance can sometimes "break" immunity if they reduce enemy res below 100%. That mean for example if the enemy has 107% fire res and you use Mythal, which reduces enemy resist by 40%, but it only has 20% effectiveness against immune monster, which means it only reduces 8% res. Though this number is enough to reduce the enemy's fire res to 99% which break their immunity

Okay so that means that skills which reduce resistances can break elemental immunities but resistance decreasing effects on Equiment don,t? Because i have -53% to enemy fire resistance on my axe but monsters with immunity to fire don,t care about that at all. Only after cursing them with mythal am i able to deal actual damage against them.
So i do understand now how mythal actually works but i still don,t get why those -x to enemy xy-resistance effects don,t seem to have the same effect? Do i have to hit the enemies with normal attacks to apply it? But that they would go down in my wildfire as soon as my first normal punch hits them but that doesn,t happen either.
Sorry if i,m going on your nerves already. Im just really curious.^^

-x res from items doesn't work with immune monster cause that's how it is

That's clod feature, on Median skills like Mythal don't get any penalty.

Jeromad: -enemy res is still useful but doesn't indeed remove any immunities. For example if you manage to remove enemys fire immunity with Mythal and enemy still remains with something like 90% fire res, you don't deal much dmg but if you have -100 enemy fire res on equipment your dmg jumps to roof.

Ah okay now i get it. First break immunity with Mythal and then further reduce any remaining resistance with -res on items.
