I want to suggest adding more weapon base conditions such as:
These are ethereal items with a small bonuses from having an extra condition

Ethereal: Everyone knows what it is (+% ed)

1x is the base stat of item ,these items ALWAYS guarantee you to have higher ed
1x sword has 10 20 dmg. ghostly sword would have 12 25 dmg.

Ghostly: (or another ele) we would have cold as example
Here I'd like to see (+% ed from being eth + COLD pierce
one handed weapon 1.25 -1.5 +pierce
bow 1.25=1.5x +pierce
two handed 1.3 -1.7 +pierce
armor 1.25 -1.5 (+% ed from base) + cold +absorb 0 -5%

for armor with 1000def rat we would have 1250 -1500+ cold absorb

Champion is almost the same as etherel ,but having higher bonuses
one handed 1.4 -1.7 + 1 - 5 cb
bow 1.4 -1/7 + 1 - 5 cb
two handed 1.5 -2 + 2 - 10 cb

two handed sword has 15 20 dmg. here we would have 22 - 40 + 2 -10cb
armor 1.4 -1.8 + 0 -2% phys res

Adding extra %AR + %AS ,for botts extra MS/for armor extra FHR.

Item which not only has positive bonuses
+100 -1000 health from shield
-200 -800 mana
or
+1% base block chance
-1% max ele res
and go on.
